If you have already identified or contracted a designer to complete your house plans, we strongly recommend identifying a builder to join your team early in the design process. There are many reasons for this including supporting the design process to advise on practical matters, expertise in specialist construction such as passive homes and structural insulated panels, advise on potential budget blow outs, plus it provides continuity and understanding of the project and the owners desired outcomes and priorities.
The process is effectively the same as our design build process except you have contracted the designer direct.
An estimate will be completed at concept stage and a detailed fixed price proposal will be completed of full working drawings. The plans are independently QS’d and overseen by Brent.
As with the design build process we work with you to finalise as many other decisions, inclusions and related costs in the house that are not evident on the plans, such as joinery, flooring, hardware etc. The aim is to be able to present to you a price that is as accurate as possible based upon what you, the homeowner, wants. Not the cheapest option to keep the price down and not our assumptions.
There is a cost to this service which is simply to cover our costs. It is an extensive and accurate service detailed in a ‘Pre-liminary Contract’.
There are various building contracts available to use to protect both parties, but our preferred option is the Certified Builders Full Build Contract. This contract takes full advantage of our project management service and ensures a smoother more cost-effective process as only one experienced entity is managing the entire process. The advantage here is that your builder will already be fully conversant and knowledgeable of your project having been fully involved throughout the design process.
